Who we are
Family 3 is a name that evokes the warmth and bond of a "family tree", symbolizing the legacy of hospitality that the Gaiba family has passionately passed down for three generations.
Born from the idea of Gabriele, together with his sisters Alessia and Catia, Family 3 Srl is the fruit of a family tradition that has its roots in the post-war period, thanks to our extraordinary grandparents, Marina and Roberto.
With immense sacrifices, they purchased the historic Landy Frères distillery, transforming the building over time into a welcoming haven of peace that has hosted numerous families from every corner of Italy for over 70 years. Today, Gianfranco, his son and his wife Anna Rosa enthusiastically continue this tradition, constantly renovating the structure to keep the tradition alive and make it modern and functional.
The grandchildren of the legendary grandparents have expanded the offer, adding to the traditional houses uniquely furnished apartments, perfect for stays from one night to a month.
Since 2014 Alessia, Catia and Gabriele are ready to welcome families, professionals and groups of friends, always with a smile and the desire to satisfy every need!
Today, thanks to this tireless commitment, we reach an extraordinary goal: hosting between 800 and 1,200 people from all continents every year.

The taxi ride from the airport to the apartment takes only 15 minutes.

Take the convenient BLQ shuttle that connects the airport to Bologna train station.
🚉 Marconi Express
A new shuttle, the Marconi Express, connects the airport directly to Bologna train station, making the journey even faster and more comfortable.
🚉 Arriving by train

From Bologna train station, take the Alta Velocità exit. The apartment is just a 16-minute walk away (1.3 km).
🚌 By bus
Take bus number 25 and get off at the Casaralta stop, just 150 meters from the property. There is also bus number 27, which stops a little further on.
🚕 In taxi
The taxi ride takes only 5 minutes.
🚗 Arriving by car
🚗 From South or North
If you arrive by car, the most convenient motorway exit is Bologna Fiera. From there, it's only a 10-minute drive. If you arrive from the ring road, take exit 7 towards the city centre.
🚫 ZTL Zone The property is not located in a limited traffic zone (ZTL), so it is easily accessible by car.

Free municipal parking is available under the building and in adjacent streets from 6pm to 8am.

There are covered paid parking lots at the train station and under the Minganti shopping center.

No, smoking is prohibited throughout the property to ensure a healthy environment for all guests.

No, parties and events are not permitted on the property.
🔕 Hours of silence
⏰ What are the hours of silence to observe?
To ensure maximum comfort, we ask you to respect the silence from 2:00 pm to 5:00 pm and from 11:00 pm to 8:00 am.

📝 When do I need to provide guest data?
It is mandatory to provide guest details via the online check-in link you will receive. Failure to do so may result in your reservation being considered a NO SHOW.
📑 How can I receive the invoice?
To receive the invoice, please send your company details to amministrazione@family3.it before arrival.
🧹 Cleaning and additional services
🧽 Is extra cleaning provided during the stay?
For every 7-night stay, an extra intermediate cleaning is provided, which also includes the change of bed linen and towels, at a cost of 50 euros, to be paid directly on site.

👥 How many guests can stay in the apartment?
The number of guests must not exceed the number specified at the time of booking. Any changes must be communicated in advance.
🔒 Liability for damages
Guests are responsible for any damage to the property and its furnishings. In case of damage, the amount will be charged to the credit card used for the booking.

Please turn off lights and electronic devices when not in use. Follow the recycling rules that will be provided upon arrival.

How we started
The story of Family3 begins long before it had a name: in a building with a unique past.
At the beginning of the 20th century, right here in Bologna operated the historic Landy Frères distillery, founded by the Landi brothers who dreamed of producing cognac with Italian grapes. Known for its "cognachino" and the first in Italy to use the term brandy, the distillery became a symbol of innovation and local craftsmanship.
In 1958, our grandparents Roberto and Marina purchased the area of the former distillery and transformed it into a residential building for families: a place full of warmth, everyday life and bonds.
Decades later, we — Gabriele, Catia and Alessia — decided to continue with that spirit of transformation and hospitality, opening our family home to travelers. This is how Family3 was born: from a distillery to a home, and now a place of welcome for guests from all over the world.
Our team
Family3 is proudly run by three siblings: Gabriele, Catia and Alessia, together with their families, including their beloved grandchildren, Gianmaria, Ginevra, Pietro and Anita.
But, of course, the real boss is mum Annarosa, the heart and soul of everything: it is she who, with love and care, makes sure everything runs smoothly!
We all work together to make your stay as welcoming and special as possible. Our family is proud to offer you a home away from home.
